Limassol New-Build Listings Span Offices, Apartments and Villa
WHY IT MATTERS
Limassol’s new-build market spans different locations and property types. Comparing verified documents, completion dates and ownership costs helps buyers distinguish a useful listing from a decision-ready purchase.
What happened
Another Cyprus, a website that routes buyers to developer sales desks, currently presents four selected developments in Limassol across commercial, apartment and villa segments. The portfolio includes a Class-A commercial building in Potamos Germasogeias, sea-view apartments in Agios Athanasios, private-pool villas in Agios Tychonas and two-bedroom residences in Mesa Geitonia.
The contrast shows how new-build supply varies by location and use, rather than forming a single price category. Buyers comparing projects should separate investment assumptions from marketing information and request current availability, specifications, title and planning documentation, completion schedules and the full cost breakdown from the relevant developer.
One project, OLiO Residences in Mesa Geitonia, lists December 2027 as its planned delivery. Another Cyprus also notes that certain corporate-acquisition and VAT arrangements may be possible, but these depend on each buyer’s circumstances and require independent legal and tax advice.
The listings are reference points for a due-diligence process, not a market valuation or a recommendation to buy.
